The Housing Game is Changing for NYC Homeowners For years, the idea of building a legal basement apartment or a "granny flat" in the backyard felt like an impossible maze of red tape and high costs. But as of March 18, 2026, the Mamdani administration has officially cleared the path.

With the launch of the "ADU for You" initiative, NYC is making it easier—and more affordable—to add an Accessory Dwelling Unit (ADU) to your property.

The Plus One ADU program is back. Eligible homeowners can receive up to $395,000 in funding to help build their unit.

  1. Pre-Approved Designs: No more starting from scratch. The city has released 11 "pre-approved" architectural designs. Choosing one of these means a faster permit process and less stress with the DOB.

  2. Income & Flexibility: These units allow homeowners to stay in their communities by bringing in extra rental income or providing space for aging parents or adult children.
